Dongtan Happy Housing recruitment for 867 people, income and asset limits waived only for this announcement

The Dongtan New Town Happy Housing complexes are being supplied with significantly relaxed eligibility criteria. Notably, for this announcement only, income and asset requirements are not applied at all. However, vehicle value standards still apply, and period requirements for each application eligibility category are also applied in a relaxed manner.

A representative introduced this rental housing as a form of residence with several advantages.

The type of rental housing being supplied is Happy Housing, a universal rental housing that students, young adults, newlyweds, seniors, and various other demographics can move into. Each demographic must meet the specified eligibility criteria, and the area and rent may vary depending on the qualification.

The rental period can be up to 20 years, with seniors and recipients of welfare benefits specifically able to reside for up to 20 years. Other demographics can generally reside for about 10 years, with the advantage of stable housing at a lower rent than market rates.

The Happy Housing units being supplied this time are in a total of 7 complexes within Dongtan New Town, specifically Complexes 1, 2, 28, 35, 38, and 40. Among these, Complexes 1 and 2 are located near Dongtan Technovalley.

Complex 1 is situated among company buildings, so there is a lot of foot traffic on weekdays but it can be relatively quiet on weekends, while Complex 2 is located in a residential area.

Dongtan Complex 1 Happy Housing is supplied as studio apartments with exclusive areas of 20㎡ and 28㎡. Specifically, for the 28㎡ type, the basic rental conditions are a deposit of 40 million won and a monthly rent of about 170,000 won.

By utilizing the mutual conversion system, the monthly rent can be lowered to a minimum of 70,000 won. For young adults, reducing the deposit may be advantageous; in this case, the deposit can be adjusted down to 7.4 million won for move-in.

Dongtan Complex 2 is supplied in various sizes, and young adults can apply for all sizes, but newlyweds can only apply for the 44㎡ type, and seniors for the 36㎡ type. Housing types marked with 'S' are duplex structures. Duplexes may incur actual space loss due to stair installation, so it is advisable to consider other housing types if you do not have a particular preference for duplexes.

The rent for the 44㎡ type is approximately 70 million won for deposit and 300,000 won for monthly rent. Flexible conditions are offered, allowing the monthly rent to be lowered to around 120,000 won or the deposit to around 12 million won through mutual conversion.

The locations of the remaining complexes in Dongtan New Town have also been revealed. Complexes 38 and 40 are located in the western part of Dongtan New Town, near Shindong Lake Park and Dongtan Dawol Park.

Complexes 28 and 35 are near Dongtan Lake in the southern part of Dongtan New Town. All complexes except Complex 1 are within the New Town residential area, and most are located on the outskirts of the city, so the overall residential environment is considered similar.

Students must be homeowners and not own a car. For this announcement, income and asset criteria are not separately applied. Occupant selection prioritizes residents of Hwaseong-si, Ansan-si, Suwon-si, Yongin-si, Osan-si, Pyeongtaek-si, or those whose university is located in these areas.

Young adults must be single and only themselves must be homeowners. Income and asset criteria are excluded, but it applies to individuals under 39 years old or young professionals with less than 7 years of social experience. However, if a car is owned, its value must be 45.42 million won or less. Newlyweds refer to those within 10 years of marriage or with children aged 9 or younger, and seniors are non-homeowner household members aged 65 or older who only need to meet the vehicle value standard.

It should be noted that if you move into Happy Housing under these relaxed eligibility criteria, your residency period may be limited if you do not meet the renewal criteria. Generally, you can reside for 2 years after moving in, and then renew for another 2 years.

After 4 years of residency, if there are no additional prospective occupants, you can reside for an additional 2 years, meaning occupants with relaxed qualifications can reside for a maximum of 6 years. If you wish to reside for longer than 6 years, you must meet the renewal conditions. As of 2026, the renewal criteria are a monthly income of 4.57 million won or less for a one-person household and 6.45 million won or less for a two-person household, and these criteria may change annually.

Applications for Happy Housing will be submitted online through the LH Cheongyak Plus website. The application period is from August 10th to August 12th, with the announcement of document submission candidates on August 19th and the deadline for document submission on August 26th.

The announcement of successful applicants is scheduled for September 7th, and since it is a 'contract first, then verification' method, electronic and on-site contracts are planned for mid-September.
